Located North of H Road and off 26 1/2 Road, Summer Hill is a favorite with empty nesters for the vast open space, walking trails, ponds, wildlife, views of the Bookcliffs and the privacy the homes offer. One story homes (no common wall) with large front courtyards, oversized back patios and a Tuscan feel, these always sell quickly. Approximately 1700-2200 sqft. with two car garages. The HOA takes care of front landscaping, snow removal on sidewalks.
Brookwillow is a family friendly community with open space, park and club house. Two story homes with one car garage and average 1300-1600 sq.ft. Average price as of today is $195,240. Just blocks and in most cases walking distance to shopping, mall, movie theaters and restaurants.
The best part of this neighborhood is convenience to everything North Grand Junction offers. The town homes are close to Brookwillow Village (above). This is an on-going project with new units available. Square feet is 1083-1427, 1 car garage and average price of $190,000
This is a nice community and it is smaller. Property values are good and you get a lot of house for your money. One and two story units with 2 car garages and size ranges from 1177-1892 sq.ft. Built around 2002-2005 with an HOA fee of $35 a month for front landscaping maintenance. Located off of G Road and near Canyon View Park - a popular gathering spot for residents of all ages and has the best children's playground in GJ. Also, walking trails, tennis courts, softball fields, picnic pavilions and two dog parks.
This is a beautiful neighborhood nestled in a quiet setting with a short commute to local amenities. Fountain Greens listings don't generally stay on the market very long. There are several housing options here, town homes, condos and patio homes, and all of them sell quickly. Sizes are 1066-1222 with one and two car garages. HOA fees are higher because of walking trails, ponds and lots of open space. Prices vary by style from $170,000 to $250,000.
Sundance Village - Sundance Crossing
There are currently several choices in brand-new homes, either one story or two story with one car garages. Good square footage from 1200-1460 and an HOA fee of around $115 a month for exterior maintenance, trash, common area and more. Location is close to mall, shopping, restaurants, movie theaters and new Community Hospital.
Treehaven is a tucked-away neighborhood that you might miss if you didn't know it was there. Located off of 15th St. this is one of the most popular communities and it is very hard to acquire one. On average one home every two years comes up for sale. Prices average around $225,000, 1200 sq.ft. with two car garages. Homes were built around 2006. Location is close to Lakeside amenities, doctors, hospitals and restaurants.
Villas at Country Club
The Villas at Country Club are more upscale and appeals to retirees for the lock and leave lifestyle. The private Bookcliff Country Club is just a few blocks. Nearby shopping, medical and restaurants make this a very central location. The units average 2000 square feet, are all one story and were built in early 2000. Soaring ceilings, gas fireplaces, courtyard entries, and more make these very desirable. There are not many that come on the market during the year, so is if this is a neighborhood you think you would like, then you need to be watching it. Lakeside was the premier Townhome, condominium and single family neighborhood that dominated the market for many years. Condos and townhomes were built in the 1970's and are still very popular. Townhomes are two story and range from 1600 to 1920 square feet with two carports. Detached garages are available for additional expense. This is a care-free living style that attracts buyers that want all the amenities in a beautiful surrounding. The complex is like a large park with miles of trails, a lake, recreational facilities, pool, clubhouse and more. The HOA dues are higher because of the extras. Shopping, restaurants, and medical are just minutes away and you can walk to a few coffee shops and restaurants.
Colony Park is just right off of Patterson Road between 25 and 26 Road, backs up a school and a shopping center to the east. This is a very small community with limited homes coming on the market. Square footage is 1100-1200 with 2 car garages. Built in the early 1990's they have nice extras like courtyards, screened patio, skylights and more. Very close to St. Mary's Hospital, major shopping and conveniences.
Townhome living has many benefits such as a yard without any maintenance, common areas for enjoyment, and less costly than a house, but a better investment than an apartment.
