The Redlands in Grand Junction is over 17,000 acres and filled with great neighborhoods
Putting together a list of the 10 Best Neighborhoods in the Redlands proved to be quite the challenge. I have many clients that live in the Redlands, so I have spent much time visiting the various neighborhoods looking at homes. For some people looking to move to the Redlands, it may be a golf community or a small subdivision with views of the Colorado National Monument. For other people it might be a home on more than an acre with privacy. Whatever the type of home you're looking for you will find it in the Redlands.
Redlands Mesa
Redlands Mesa has long been the top neighborhood for higher-end custom homes in their 500 acre community. One-third of the land is the sprawling world-class golf course. The homes are built around the Redlands Mesa Golf Course, with the Colorado National Monument as a backdrop. The views are what sells the homes. The award-winning subdivision features the area's foremost combination of design, topography, amenities and location to all the area has to offer. Redlands Mesa is the #1 rated golf course in the state of Colorado. The golf course is open to the public and memberships are available which entitles you to use the course, clubhouse, swimming pool, practice facility etc. There are many small neighborhoods tucked in the rock filled landscape. You can still fill a lot to build a home or many spec homes to choose from.
Tiara Rado
Tiara Rado is a neighborhood of single family homes and townhomes in a spectacular setting up against the Colorado National Monument. For views, it doesn't really get any better than this. The townhomes were built in the early 1990's and single family homes from the mid 70's to 2000. Generous lot sizes from a half acre to two acres with spacious floor plans that average over 3000 square feet. Home styles vary and are very unique and are designed for maximum views. The Seasons is also at Tiara Rado and offers very expensive custom homes. The homes on Seasons Drive are patio style that have a SW flair architectural design and offer low maintenance living. Higher up on Seasons are luxury homes built on the edge of the cliff looking down on the golf course. Some of the townhomes are built around the perimeter of the golf course with incredible Monument views.
Independence Ranch
Independence Ranch is a custom home neighborhood that started in the late 90's to about 2008. A few homes have been built on the remaining lots recently. Independence Ranch lot sizes are generous, the landscaping lush and immaculate and the neighborhood is impeccable. There are several exquisite mansions throughout the neighborhood. Independence Estates is a newer 47 lot subdivision that commenced building in 2018 and is now built out.
The neighborhoods has a lot of open space, neighborhood parks and sidewalks to get you around.
The Ridges
The Ridges is one of the largest communities in the Redlands with over 1300 people living there. The Ridges has quick access to Downtown Grand Junction, shopping, and restaurants. The community is comprised of many different neighborhoods that span decades. The area is rolling hills and the homes have lots of styles and look very different from one another. Homes in the Ridges offer a wide variety of price points. You will find older condos built in the 70's, townhomes built in the 80's, and multi-level homes. The Ridges topography is rolling hills, rock outcrops and spectacular views. The upscale townhomes at Shadow Run are very popular and there are newer-high-end townhomes under construction. Custom homes over $800,00, built by a several regional builders can be found in the Ridges.
Monument Village
Monument Village is a neighborhood of very affordable homes located off Broadway and Colonial Drive. This is family friendly community with quiet streets and lots of open space nearby. Homes were built from around 1975 to 2002. There are a variety of home styles and most homes have basements. The square footage of the homes range from 1500 square feet to just under 3000 square feet and many are 4 and 5 bedroom homes. The lot sizes are generous and range from .20 to .49 of an acre. Nearby is the large Monument Valley open space.
Granite Falls
Granite Falls is a newer subdivision in the Redlands of all luxury custom homes with spectacular view of the Colorado National Monument. There were 104 lots to choose from and 8 custom builders. Granite Falls is all flat ground. The lots are sold out and there are a few remaining custom spec homes listed that are close to one million. The variety of architectural styles and high-end finishes makes Granite Falls one of the most sought after neighborhoods. South Rim
South Rim is a unique neighborhood tucked in the Redlands and located next to Connected Lakes, part of the James M. Robb Colorado River State Park. Connected Lakes is known as the Audubon Section and is the ideal location for birders and nature lovers to hike along the shaded trails. There are over 200 species of birds at various times of the year. The homes in South Rim were built from the mid 1990's to 2000. These are very expensive homes that lend themselves to those seeking larger floor plans and the tree-wooded lots. The average square feet is 3500 going up to 45oo square feet on .40 of an acre. Many of the homes offer walkout basements. South Rim offers the wildlife setting as well as being minutes from the conveniences of restaurants, shopping and the mall. A small number of new homes were built on a remaining two block area from 2015 to 2016, called South Rim Hollow.
Country Meadows
Country Meadows is one of the many high-end luxury neighborhoods in the Redlands. Country Meadows was built from 1996 to 2006, with only 65 homes it has remained very popular with new listings selling very quickly. The lot sizes are large and some are almost an acre or more. Located near the eastern edge of the Redlands with gorgeous view of the city lights of Grand Junction. Country Meadows homes average 3000 square feet and range from 15000 to 4500 square feet. Home values remain high in the popular neighborhood.
Canyon Rim
Canyon Rim gives you a feeling of class the moment your drive into the luxury neighborhood. Located off of South Camp Road, the views, convenient location and newer homes are the appeal that draw buyers to this neighborhood. The average home site is .50 of an acre and the homes were built between 2000 and 2008. A few custom homes were built later on the remaining lots through 2015. Wingate Elementary is nearby as is large sidewalks, walking trails and views of the Colorado Monument. You can ride your bike to many of the bike trails in the Redlands and connecting to the Riverfront Trail.
Canyon View
Canyon View is another excellent choice for home buyers that want to live in the Redlands. Canyon View is located on the west side of South Camp Road. Canyon View homes have individual designs and are custom built. The lot sizes range from .50 to .99 of an acre and homes start at 2000 square feet to over 3500 square feet. The neighborhood is close to the wide sidewalks that run through the Redlands. You can go for a leisurely walk or ride your bike to the trails and connect all over Grand Junction. The entrance to the Colorado National Monument is just a few minutes away.
What neighborhood is best for you?
Well, it depends upon what you are looking for. Do you want a home with views? Do you want to be close to the walking and biking trails? Homes in the Redlands are the most diverse with a range of styles, and prices.
