The Redlands in Grand Junction is over 17,000 acres and filled with great neighborhoods
Putting together a list of the 10 Best Neighborhoods in the Redlands proved to be quite the challenge. I have many clients that live here, so I was able to remember our discussions when we were visiting the various neighborhoods looking at homes. For some people looking to move to the Redlands, it may be a golf community or a small subdivision with views of the Colorado National Monument. For other people it might be a home on more than an acre with privacy. Whatever the type of home you're looking for there's a good chance you will find it in the Redlands.
(PS.. This list is in no particular order and there are no bad neighborhoods in the Redlands)
Redlands Mesa Tiara Rado Independence Ranch The Ridges Monument Village
Red Rocks Valley South Rim Country Meadows Canyon Rim Canyon View
Redlands Mesa has long been the top neighborhood for higher end custom homes in their 500 acre community. One-third of the land is the sprawling world-class golf course. The homes are built around the Redlands Mesa Golf Course, with the Colorado National Monument as a backdrop. The views are what sells the homes. The award-winning subdivision features the area's foremost combination of design, topography, amenities and location to all the the area has to offer. Redlands Mesa is the #1 rated golf course in the state of Colorado. The golf course is open to the public and memberships are available which entitles you to to use the course, clubhouse, swimming pools, practice facilities etc. The restaurant and lounge are open to the public with an awesome dining experience and incredible views of the Colorado National Monument.
Building lots have been for sale for years, and after purchasing your lot you work with a builder of your choice on the design of your home. Some of the neighborhoods have a designated builder that you must use. There are available lots in the Ledges with home prices starting in the $500,000 range. Kestrel Ridge, The Villas, High Desert Road and the Fairway also have a few lots available.
A new community is the The Peaks at Redlands Mesa, a 40 unit, custom 2, 3, or 4 bedroom townhome complex. The project is upscale and is right along the 7th hole of the golf course. Prices start around $290,000 for the two bedroom model, to over $400,000 for the 4 bedroom.
The natural beauty of the Redlands Mesa is stunning and the area is surrounded by vistas, trails and bike paths.
Tiara Rado is a neighborhood of single family homes and townhomes in a spectacular setting up against the Colorado National Monument. For views, it doesn't really get any better than this. The townhomes were built in the early 1990's and single family homes from mid 70's to mid 2000. Generous lot sizes from a half acre to two acres and spacious floor plans that average over 3000 square feet. Home prices average $450,000. Home styles vary are very unique and are designed for maximum views. The Seasons is also at Tiara Rado and offers very expensive custom homes around $700,000. The homes on Seasons Drive are smaller patio style homes that have a SW Flair and offer low maintenance living.
Independence Ranch is a custom home neighborhood that started in the late 90's to about 2008. A few homes have been built on the remaining lots recently. Prices start around $375,000 to over a million and $500,000 is an average price. Independence Ranch lot sizes are generous, the landscaping is immaculate and the neighborhood is impeccable. Independence Estates, a brand-new subdivision is coming nearby in 2018. Independence Estates is a 47 lot subdivision and initially 18 lots will be available in the first filing. There will be a variety of custom home builders working in there to choose from, if you are looking for a premier neighborhood.
The Ridges is one of the largest communities in the Redlands with over 1300 people living there. The Ridges has quick access to Downtown Grand Junction. The community is comprised of many different neighborhoods that span decades . The area is rolling hills and the homes have lots of styles and look very different from one another. Homes in The Ridges offer a wide variety of price points ranging from around $250,000 to over $600,000. You will find older condos that are now mostly rentals, newer townhomes, multi-level homes from the 70's, moderate priced one and two story homes, and many custom homes throughout the area. The upscale townhomes at Shadow Run are very popular. Many homes have gorgeous views of the Monument and the subdivision is comprised of homes built by a selection of regional builders.
Monument Village is a neighborhood of very affordable homes located off Broadway and Colonial Drive. This is a family friendly community with quiet streets and open space nearby. Homes were built from about 1975 to 2002. There are a variety of home styles and most have basements. The square footage of the homes range from 1500 to just under 3000 with many 4 and 5 bedroom homes. Lot sizes are generous and range from .20-.49 of an acre.
Nearby is the large Monument Valley open space.
Red Rocks Valley
Red Rocks Valley is a newer subdivision that has a wonderful location near the Monument and offers up close views. The neighborhood is planned for 59 units. The homes that were built beginning in 2012 to around 2015 were on larger lots with square footage averages around 2200 to a little over 24oo square feet. There are many designs and the whole neighborhood has lots of character and appeal. The current homes under construction are small lot patio homes and have been very well-received. Designed as a lock-and-leave neighborhood with high quality finishes Red Rocks Valley is very popular with newly-relocated older adults.
South Rim is a unique neighborhood tucked in the Redlands. What makes it unique is South Rim's location next to Connected Lakes, part of the James M. Robb Colorado River State Park. Connected Lakes is known as the Audubon Section and is the ideal location for birders and nature lovers to hike along shaded trails. There are over 200 species of birds at various times of the year. The homes in South Rim were built from the mid 1990's to 2000. These are very expensive homes that lend themselves to those seeking larger floor plans and the tree-wooded lot. Average square feet is 3500 going up 4500 on .49 acre lots. Homes range from $425,000 to over $700,000. Many of the homes offer walk-out basements. South Rim offers the wildlife setting as well as being minutes from the conveniences of restaurants, shopping and entertainment. A small number of new homes were built on a remaining two block area from 2015-2016 called South Rim Hollow and sold for around $475,000.
Country Meadows is one of the high-end luxury neighborhoods in the Redlands. Country Meadows was built from 1996-2006, with only 65 homes it has remained very popular with new listings selling quickly. All the lot sizes are large and some are almost an acre or more. Located near the eastern edge of the Redlands with views of the City of Grand Junction. Country Meadows homes average 3000 square feet and range from 1500 to 4500 square feet. Home values remain high in this popular neighborhood with an average of $500,000.
Canyon Rim gives you a feel of classiness the moment you drive into the neighborhood. Located off of S. Camp, the convenient location and newer homes are the appeal that draw buyers to this neighborhood. The average home site is .50 of an acre and prices range from $500,000 to over $800,000. Canyon Rim homes were built between 2000-2008, with a few custom homes built on the remaining lots through 2015. Wingate Elementary is nearby as is large sidewalks, walking trails and views of the Monument.
Canyon View is another excellent choice for home buyers that want to live in the Redlands. Canyon View is located on the west side of Camp Road in the Redlands. Canyon View homes have individual designs and are custom built. Canyon View lot sizes range from .50-.99 and square footage is 2000 to about 3500 square feet. The neighborhood is popular with professionals, family and retirees.
